Chemical Systems

A raft foundation is a reinforced steel and concrete foundation. The NHBRC requires the construction of raft foundations on certain ground classifications such as clay, dolomite, turf or collapsible soil. Raft foundations are also utilized on ground conditions not specifically requiring a raft, as the turnaround time on construction thereof is shorter than that of a conventional foundation and less logistical planning is required from the client.

Raft Foundations CC specializes in the design and supply of raft foundations. Our services include earthworks and land surveying, as well as engineered layouts on each project. Earthworks consist of leveling and compaction of the stand (1000mm bordering foot print of ground floor). Construction of a raft foundation consists of ground beam excavations, steel reinforcement, formwork, 250 micron SABS plastic and 20 Mpa concrete (unless specified otherwise).

Raft Foundations (Floating foundations) is used when soil conditions like dolomite, clay and collapsible soils are encountered. These foundations consist of a solid slab of heavily reinforced concrete covering the entire building footprint area. This ensures that the building doesn't get damage when the soil falls away or moves under the building.

A raft foundation is essentially a reinforced concrete slab on the ground foundation designed for the specific soil conditions on the stand.
Raft foundations are mainly used when problematic soil conditions are encountered such as dolomite soils (sinkholes), heaving soils (clay) and collapsible soils (sand). Due to the speed and accuracy with which raft foundations can be constructed it has become the preferred foundation method for large housing projects even on normal soil conditions.
Raft Foundations
A raft foundation is a reinforced slab in the correct position on the ground which allows the foundation to move (or ‘float’ – hence the alternate name ‘floating foundation’) along with subtle ground movement avoiding damage (e.g. cracks in walls).
Raft foundations have always specifically been used in areas where the ground is inherently volatile and prone to ground movement, such as dolomite and clay. The alternate would be to dig deep foundations to avoid the effects of ground movement. However, raft foundations are often being used as a replacement for deep strip foundations as they often prove more cost effective with more advantages.
We do the setting out of the shutters for the raft foundation, ensuring that it is level and square. Thereafter we fill the shutters to the desired height and compact the fill to the required standard. Thereafter we trench the beams according to specifications. The residual soil is then removed, the levels again checked and squares tested. In the meantime, our team of steel binders bind the steel according to the specifications provided. The 250micron plastic is then placed in the trenches and steel fixed inside the trenches. We also order the concrete and then liaise delivery times with the provider. Once again the levels and squares are checked and the foundations are then cast and screeded. A light hand float follows the screeding. The next morning we apply our powerfloat to the floor to provide the client with a completed floor. Engineer inspections are arranged by us prior to casting of the foundation. This ensures that our products are always according to specifications. We also order the steel for the raft foundations in advance, based on the anticipated production for a specified period.
